K4 Contracting Group Awarded Large Residential Rehabilitation Project

K4 Contracting Group is pleased to announce we have been awarded a residential rehab project that includes extensive indoor and outdoor work. The property has been vacant for the past three years, and unfortunately was vandalized. It features four bedrooms, two full baths, a basement, living room, kitchen and entry way. It also has an impressive over-sized garage that could make a great storage or workshop space, in addition to holding two cars.

The home is located in an upcoming neighborhood and is right behind a school. We are very excited to turn this neglected house into a comfortable, great home for a family.

As you can see from these before photos, we have our work cut out for us.

The work required for this property includes extensive landscaping, grading the back yard, installing a new asphalt driveway, patio, and a walkway to garage. We will add 2” of topsoil and completely re-seed the front and back yards with grass. We will replace the entry doors to the house, the garage service door and both garage doors, with openers in the garage. We will repair the roof on both the house and garage, fix the gutters, fascia, downspouts and siding. We need to replace all the glass windows and fix the screens on the second floor.

It requires new electrical service panels in both the house and garage, new GFI outlets, wiring and lights added to the garage, both inside and out. Plumbing work will include replacing missing pipes, installing a new water heater, double check valve, sprinkler, replacing missing faucets, installing a new washer and dryer, and ensuring all drains and faucets are in working order. The basement requires the removal of all drywall and clearing and treating mold. We need to fix some water damage on the second floor, paint and clean the house and garage where needed.
